Energy Efficient Deep Retrofit

Deep retrofit of a 1950s property with an energy performance certificate (EPC) rating of D.

This retrofit project for a private client is upgrading an older house and turning it into an energy-efficient home which includes better insulation, avoidance of thermal bridges, thermally efficient glazing and installation of an ultra-low energy Heating/ventilation and hot-water system.

Syntec Project’s approach to retrofitting involves a pre-analysis of the building using SAP calculations, thermal imaging, a blower (air tightness) test and visual inspections. The process works on both individual buildings or units and can be scaled up and rolled out over large housing estates. We then spec tailor-made solutions for the building, implement these solutions and closely monitor while the works are being carried out. Once works are complete, post assessments validate the results, and a new EPC rating is awarded.

Work in this property is currently focused on adding insulation and making it airtight. We’re fitting OSB flooring, rockwool insulation and taping and painting to create an airtight envelope.

The building will attain an EPC rating of B once works are complete, but the benefits of a deep retrofit go beyond the environment. By upgrading the energy-efficiency of social housing, landlords will tackle the dangers of cold, damp homes. Residents will experience improved quality of life, with cleaner air and a healthier indoor climate.
